Job Description Company Overview We are the fastest-growing land
wholesale & investment company that has consistently achieved
1.5X-2.5X revenue growth year over year since inception. Operating
in the wholesale real estate space, we buy off-market land directly
from sellers through high-volume inside sales operations. With
extensive marketing resources generating high-volume seller
responses every day, we're positioned to scale from our current $5M
annual revenue to $50M revenue in the next 3 years with the right
leadership. Position Overview We're seeking an exceptional and
driven Inside Sales Director with a wholesale real estate
background to completely own and scale our remote phone-based land
acquisition operations. This is a critical inside sales leadership
role requiring someone who understands and has lived and performed
in the wholesale model - talking to motivated sellers, negotiating
discounted purchases, objection handling, and closing deals over
the phone. The ideal candidate comes from land wholesale, house
wholesale, or similar real estate investment background and knows
how to recruit, build, and expand high-performing inside sales
teams that close deals remotely. Key Responsibilities Inside Sales
Team Management • Lead and manage a team of inside sales including
Land Intake Managers (LIMs) and Land Acquisition Managers (LAMs)
working phones • Conduct daily call reviews, practice scripts and
objections to drive performance • Monitor KPIs including call
volumes, talk time, and conversion metrics • Build a two-tier
inside sales structure: qualifiers/setters and senior closers to
close deals • Recruit top talent to help maintain and scale
operations to 50 states • Help design compensation to drive a
goal-driven and winning culture in the organization
Industry-Specific Training & Development • Translate CardoneU sales
and similar training methodologies into wholesale real estate
acquisition strategies • Identify top objections and challenges in
closing deals and build training around them • Conduct intensive
daily role-playing sessions on common seller objections (price,
timing, process, product, stalls) • Listen to recorded acquisition
calls and provide detailed coaching to the team • Work directly
with external sales coaches (2x weekly Cardone calls or similar) to
maximize training effectiveness Strategic Position and Partnership
• Drive performance and hold accountability to the company's number
one metric - monthly Deal Spread - to help achieve company revenue
and gross profit targets • Serve as the primary liaison with
Cardone University and other leading industry-specific training
programs • Participate in specialized land investor meetups,
masterminds, webinars, and seminars across the country • Network
with other wholesale companies, investors, sales professionals, and
closers to stay current on market tactics • Collaborate with CEO on
driving revenue, scaling strategies, and operational improvements
Who Should NOT Apply • Traditional real estate agents and investors
without wholesale negotiations experience • Anyone with no
experience managing sales/closing teams onsite or remotely • Anyone
who is not looking for rapid professional, personal, and financial
growth in the next 1, 3, and 5 years Required Qualifications
Experience (MUST HAVE) • 1-2 years proven track record managing
inside sales teams in wholesale real estate (land wholesale, house
wholesale, or fix-and-flip companies) • 3-5 years direct experience
as an Acquisitions Manager/Closer in wholesale operations •
Experience with high-volume inbound/outbound calling environments •
Background working with motivated seller leads generated from
direct mail, cold text, cold calling, and PPC campaigns •
Familiarity with wholesale deal structuring and contracts -
assignment of contract and double-close transactions •
Understanding of wholesale real estate market dynamics and
familiarity with title companies, escrow, and closing processes
Wholesale/Inside Sales Skills • Phone Sales Mastery: Ability to
demonstrate phone techniques and close deals personally • Wholesale
Calculations: Understanding wholesale prices vs. retail vs.
subdivide potential (for land) • Lead Management: Experience with
lead scoring, prioritization, and follow-up sequences • Script
Development: Proven ability to create and optimize call scripts for
motivated sellers • Objection Handling: Deep knowledge of common
seller objections and rebuttal frameworks • Dialer Systems:
Experience with power dialers and call tracking systems Personal
